This tool compares the proposed Super Homestead Exemption Legislation being voted on January 29, 2008 with the Save Our Homes current exemption program. If you currently have a parcel in this county, then select the parcel from the property record search, and then click on the Super Homestead Calculator Link to get your current value information. If you are thinking of purchasing a home as your residence in this county, then put in the purchase price as both the assessed value and the market value. Then choose a market growth rate % and click the calculate button. Be sure to look at one year and a multi year perspective when your making your decision. If you plan to live in the house 1 year, 5 years, or 20 years the numbers could be different.

This Homestead Comparison and its estimates and comparisons of tax dollars and tax savings are based upon the following assumptions and mathematical variables:
  • We assume that "Save Our Homes" will cap the assessed value at a constant 3% annual growth.
  • We use current millage rates in all future years to estimate future taxes and savings.
  • The value contained in the Tier 2 exemption ($200,001 to $500,000) will grow each year by the percent change in Florida Per Capita Personal Income, as determined by the Office of Economic & Demographic Research.  For purposes of this analysis, we assume that the rate is 5% annually.
  • We assume first-year savings to be in 2008 and multiple-year analysis year-one to be 2009.  However, the analysis is built upon current 2007 working values as we have no way of projecting a future value at this time.
  • We assume that you have 100% of the equitable title to your homestead property.
  • We assume that no portion of your property is used for non-homestead purposes.  Commercial properties or properties with an agricultural classification that also contain a homestead exemption should not rely upon this estimator.
  • In the "Save Our Homes" estimate, we assume that you are entitled to only a $25,000 homestead exemption.  (Additional exemptions, such as but not limited to, Disability, Limited Income Seniors, Widows, etc... are not accounted for in the estimator.)

This estimate is intended to help homestead property owners, such as you, make an informed decision regarding your "one-time irrevocable election," should House Bill 1B amendments to the Florida State Constitution allowing for a "Super Exemption" be approved on the January 29, 2008, Presidential Preference Primary Election ballot.

Your use of this estimator and its data constitutes your admission and agreement that you have read and understand the above assumptions, intent and limitations, and that you will hold harmless the office of the Property Appraiser and its employees from any and all mistakes, misuse and misunderstandings.
